Buying Process

This is one of the most crucial steps in the buying process, the purpose of the initial appointment is to understand your “needs and wants” as a buyer as well as to get to know each other and build a rapport. It is very important that buyers feel comfortable and trust the person they are working with to buy their home. There are three criteria most buyers use to find their home: location, price and style/condition. Once we have established the motivation for purchasing and what are must haves for their home we are better equipped to start the search for a new home.
This step in the process is the most critical to become a serious buyer. Viewing homes without a pre-approval leads to disappointment. A pre-approval creates an opportunity for you to not just understand what you qualify for, but ultimately to decide what you can afford. Having a pre-approval greatly enhances your negotiating position – especially in a competitive market.
As your REALTOR® I will keep you updated and in the loop for any listings that come up that meet your price point and the must haves on your list. Helping you find a home is a process of elimination; not a process of selection. I always help educate my clients on the items of value in each home to allow them to compare to others on the market and ultimately pick a home that they feel is the best match. This allows them to walk into the right home knowing they feel comfortable and are excited to move forward with putting in an offer.
Once we have found a home that my clients are excited to put an offer in on, it is time to write up an offer that not only is competitive but one that best protects the interest of my clients. A detailed review of all pages of the contract are reviewed and understood before anything is signed and sent off. Things like deposit amounts, price and closing date are discussed in detail. It is common that the contract may be subject to conditions, things such as a home inspection and confirmation of financing are used for the protection of buyers. It is my job to negotiate the best terms and arrive at an agreement that my clients are satisfied with. It is at the time of the agreement that a deposit from the buyer is needed to secure the purchase of the home.
Once an agreement has been reached, based on the contract the buyer’s have a specified amount of time to fulfill or waive the conditions and firm up the agreement. It is at this point, where the home is considered sold and are ready to take the next step toward home ownership.
Once the contract is accepted, inspections performed and mortgage approved, closing has been set, and final documents will be executed. A meeting will be arranged with your attorney usually a few days prior to possession to sign transfer of title, mortgage documents (if borrowing) and advise you what documents you will need to finalize the purchase of the home.
Upon conclusion of the paperwork and transfer of ownership, you receive the keys, garage door openers and any documents/warranties that convey with the property. You now become the rightful owner of the property. It’s time to move in!

Selling Your Home

The first step to putting your home on the market is to maximize the value of your home. When a property hits the market, it has one chance to make an impression to potential buyers. To optimize your home as a new listing I provide my clients with a Home Enhancement Checklist giving recommendations for minor repairs and improvements to help sell your property for the highest price possible. Often times I assist my sellers with costs such as cleaning and/or staging of their home to ensure that my clients get the results they are hoping for.
As your REALTOR® it is imperative that you feel comfortable and educated on what is going on in your neighborhood. I provide you a written Fair Market Evaluation of your property and an explanation of the optimal pricing strategy for your home. This Evaluation allows you to see what else has sold close by and sale prices of homes similar to yours. Once you understand the market you are able to estimate expenses and costs to give you outcome you want when your sale is complete!
Once we have your home looking its best and developed a list price you are excited about and that is competitive it is time to put a strategic Marketing Plan in place to get your home sold! It is then my job to proactively promote your property to my database, work with other agents in the area and use new and traditional marketing techniques such as MLS and social media to get top exposure to as many potential buyers as possible.
My promise to you is to carefully review and present all offers for your consideration. I will explain and negotiate the strongest terms to create a solid transaction that you feel comfortable with and that will close on time without reason for concern.
Once you have an offer that has been negotiated to terms you satisfied with, I will manage all the details of your real estate transaction on a daily basis to be sure your real estate transaction closes in a timely fashion and with as little stress as possible.
